Keep Vacancies Short: 3 Reasons Why This is Important

There are things an owner can do to shorten the vacancy time. I’d like to give a few tips on how to keep your vacancies to a minimum.

Here are 3 Tips:

  • Tip #1 – The first one being to ensure the home is in rent-ready condition. A home that shows well rents faster.
  • Tip #2 – The second would be to properly maintain the landscaping. Having landscaping trimmed/manicured on a regular basis during vacancy. This is the first impression prospective tenant’s see of your home.
  • Tip #3 – Be sure to work with a professional property manager that has a proven track record for knowing how to get your home rented quickly and for top dollar.

At Austin Fleck Property Management, we are proud to say that for over 30 years our company average has been less than 30-days of vacancy. We attribute these significantly low vacancy times to several factors.

One being extensive advertising. Most prospective tenants today are finding their homes on the internet. We have widgets behind the scenes to refresh our ads and syndicate them out to dozens of different sites. We pride ourselves in answering the phone live in most cases and returning all calls or emails within a business day.

We also utilize other methods of advertising such as signs and the MLS. We list each home in the MLS – and we pay a $200 co-broke for you. This is one more way of affirming to you our commitment of no hidden fees.

We would appreciate the opportunity to work for you to get your home rented quickly and for the most money possible. Call us today at (480) 207-2088.
