What Are All The Fees?
We’re very proud of the fact that we have 2 fees and only 2 fees. The first is a $600 leasing fee. This is all-inclusive, and covers many value-added items that other management companies do not offer.
The second fee is an 11% management fee of the rent collected. This covers rent collection, maintenance coordination, accounting and filing of monthly taxes on rent as appropriate, periodic drive-by inspections, 24/7 online account access, lease renewals, and end-of-year 1099 and statement for tax purposes.
How Much Will You Get For My Rental
Austin Fleck Property Management will be happy to provide you market analysis which comes from a variety of sources in addition to our over 30 years of experience as property managers and being owners of rental properties ourselves.
Austin Fleck Property Management’s average vacancy rate is less than 30 days. This is a 30 plus year consistent track record. Industry standard vacancy times are double as long.
Where Do You Advertise?
We keep on top of trends, and advertise where the prospective market is looking to rent from. A few of the bigger names include: Postlets, HotPads, Craigslist, Trulia, and Zillow. We also use a Web app to syndicate our listings to hundreds of other sites.
How Do You Qualify The Tenant?
Our rental criteria is posted on our Web site under Application Standards. It’s completely transparent, applies to everyone equally, and I’m proud to say that Austin Fleck Property Management has one of the most thorough screening processes in the industry. We do credit history and criminal background checks. We verify current and past job status, current income, references, and rental history. We also ensure there are no previous evictions. Our thorough screening process has protected our owners on numerous occasions.
When Will I Receive My Owner Capital Funds?
Rent is due on the 1st, and Austin Fleck Property Management disburses owner capital funds on the 5th business day of each month. We pride ourselves on getting you your money in as short of time as possible. Funds can be directly deposited to your account or snail-mailed as you prefer.
What Happens If A Repair Is Needed In My Home?
This is where Austin Fleck Property Management’s 30-plus years of management, and our personal ownership of over 20 rental properties, comes into play. We have extensive experience walking tenants through simple fixes, such as hitting the reset button on a garbage disposal or changing the batteries on the AC thermostat. If maintenance is truly needed we’ll send out the appropriate technician who will be licensed, bonded, and insured as needed for their field.
What Happens If A Tenant Does Not Pay On Time?
Austin Fleck Property Management is the only company that does not have a grace period. Rent is due on the 1st. If rent is not received on time, a 5-day notice is sent the next business day via certified mail to begin the eviction proceedings. By starting the eviction proceedings at the earliest possible date, we minimize the owner’s loss. Many management companies and landlords allow this situation to draw on for months. We can typically have the tenant out in the same month the default occurs. This greatly minimizes the owner’s loss in the unfortunate event of a default. Also, owners are not charged the legal fees. These are charged to the tenant.
What Is Required To Get Started?
Getting started happens as quickly as you would like. At Austin Fleck Property Management, we pride ourselves on a streamlined, 2-step process. All you need to do is 1) Have your property in rent-ready condition, and 2) Fill out our management packet, and get it back to us. For motivated clients, we can start the same day. If your property isn’t rent ready, we have a list of highly qualified subcontracted cleaning and repair vendors you can work with to get it into shape as soon as possible.
