What are the important criteria used to qualify for renting a home?

Since we manage homes for different homeowners, each homeowner may have different standard for tenant selection. Generally, owners consider the following factors:

  • Satisfactory credit history
  • Monthly income of at least three times the monthly rental amount
  • No outstanding judgments
  • No past rental evictions
  • Established history of credit since a past bankruptcy
  • Employment verification
  • Criminal record check
  • Present and former landlord references

All properties are offered subject to the Federal Fair Housing Act which makes it illegal to advertise any preference, limitation, or discrimination based on race, color, religion, sex, country of national origin, handicap, or familial status.

How much does it cost to use our services?

There is a non-refundable $49.95 application fee per application. (All occupants over the age of 18 must complete an independent application.) If you decide to rent one of our properties, there is a one-time $295 processing fee charged upon move-in. Depending on the City, there may be an additional TPT tax on rent that can range from 1.5% to 3%. There is also a 3% admin. fee charged on rent each month.

How much does it cost to move into a rental home?

First month’s rent and possible pro-rated rent depending on what time of the month you move in. Applicable TPT tax and 3.0%  admin fee on rent, a security deposit equal to one month’s rent at a minimum, (1-1/2 times one month’s rent maximum), and a one-time $295 processing fee. Proof of Renter’s Insurance and proof of utilities being on in your name is also required on move-in day. (Pet deposit if applicable.)

 

Are pets allowed?

Most properties will allow pets for an additional security deposit that is refundable. Simply ask your leasing professional when inquiring about a particular property.

How long does it take to process my application?

Typically, your application will be processed within the same day it is submitted or the next business day.

If we pay a deposit, does this hold the home indefinitely?

No, not with just a deposit. Owners may be willing to hold a home for a time but may require that rental payments start.

We will not be moving for a few months, how can I learn what homes will be available in the future?

Tenants are required to give a 30-day notice of their intentions to move, so we seldom know beyond 30 days which specific homes are going to be available for rent. Since we manage a large number of homes, there are usually several choices of rental properties available. These homes are updated on our website on a regular basis, so you may want to bookmark our site and visit often as the time gets closer for you to select a rental home.

There are some homes that I want to see. How do I arrange to see them?

Showings are scheduled online on our website in the Available Rentals tab. Click on the rental you would like to view and click “schedule a viewing”.
