When you’re ready, we’ll schedule a time to meet so we can discuss your needs and budgets and agree on a working arrangement. Once we’ve agreed to work together, our work begins.
Step 1: We’ll get people buzzing about your property.
In order to jump start interest in your property, we’ll advertise it widely using solid online and offline vehicles such as:

Step 2: We’ll conduct a comprehensive tenant screening process.
All prospective tenants must submit an application and pass our stringent screening processes, which include comprehensive criminal background checks; credit scores and payment histories; employer verification; past landlord experiences, and more. Only tenants who meet or exceed our standards will be considered.

Step 3: We’ll negotiate your contract.
After passing the screening process, we will act as the single-point-of contact for your prospective tenants and facilitate viewing of your rental property, if they have not already visited it. We will then, create and execute an attorney-approved lease agreement, that properly reflects all agreed-upon terms and conditions and protects you and your tenants. This agreement will comply with all regulatory requirements, including the Arizona Slum Lord Act.
Additionally, in order to protect your privacy, your tenants will continue to deal with us directly and we will not disclose your address or phone number to your tenants.
Step 4: We will collect and remit your monthly rent fees and provide you with regular and ongoing communication.
Each month your monthly rent will be collected, processed and deposited directly into your bank account (or mailed if you prefer). Additionally, your monthly statements – which will contain details on all account transactions– will be emailed (or mailed, if you prefer) to you each month. Moreover, you’ll have 24/7 access to your online owner’s portal where you can view your monthly statements and transaction details, retrieve invoice copies, and/or run other financial reports.
We will also collect applicable monthly sales tax from your tenants and file the appropriate city and/or state tax returns to ensure that you’re compliant with current Transaction Privilege Tax (TPT) law.
Two Fees and Only Two Fees. That’s It!
We are committed to ensuring that our pricing structure is completely transparent, fair, and simple. To that end, you’ll have only the following two fees:
- New Tenant Property Leasing: $500
- Monthly Property Management Fee: 11% of gross rent collected. (Please Note: You will not be charged a monthly management fee during vacancy times)
