Holiday Tips on Preparing To Rent Your Home

rent your home

The holidays are approaching! It’s a time to reflect on the past year, look to the future, and celebrate the present with those around us. At Austin Fleck Property Management of Gilbert, we would like to give a somewhat humorous take on one practical aspect of rental property ownership, as seen through the eyes of holidays: that of preparing to rent your home.

Deck The Halls

Whether we realize it or not, there are first steps in getting ready for holiday festivities. We string lights and put out decorations; buy a tree, or candles for the Menorah; purchase gifts; send out cards; and invite guests to our special day. In essence, we deck the halls so we’ll be ready for the big day.

Like getting ready for a holiday, advance preparations are necessary as you plan to rent your home. First, it’s important to know what tenants are looking for. Consider the look and feel of your home. Is it inviting to potential renters? Will they immediately feel at home? The way you decorate or stage a vacant home can be the difference between attracting exceptional tenants or settling for the average renter. Fresh and clean is what we recommend. Professional carpet cleaning, contemporary window treatments, and a fresh coat of paint may be just the thing to bring out the best in your home. Everyone’s taste is unique, but there are certain standards of quality that undeniably speak comfort. Being ready to rent your home can be like holiday celebrations; thoughtful preparation provides a successful experience.

Silent Night

Sometimes you want to hear a jolly tune like Deck The Halls. But then there is Silent Night, that sacred standard that soothes the heart and calms the soul. As with the calming effect of this beloved holiday tune, the sounds (or lack of sounds) of your rental home are important. There are few things more annoying than strange sounds in the middle of the night. Do you hear a faucet dripping? Does the AC unit make a screaming high-pitched sound when it kicks on? Do you hear every step on creaky flooring? In a well-maintained home, the only unwanted sound should be the one reserved for emergencies, and that is sound of a properly functioning smoke alarm. Make sure your home is a place where your tenants can experience silent nights and quiet days. It’ll make your rental a better bargain for everyone involved.

It’s a Wonderful Life

Now that’s a great holiday classic, where tragedy turns to good through generosity and kindness. As you plan to rent your home, are you looking for a win-win situation for you and your tenant? Do you have in mind the benefit of your tenant as well as your own benefit? It’s true, your rental home is a business asset. But if you want to keep good tenants, they need to know you care about them. Your honesty, integrity and care as a landlord can cause your renters to respond in kind. Your goodness can cause them to care about your property and return goodness to you. If it’s a wonderful life you’re looking for, a little kindness will go a long way toward making that reality come true.
